The REALEST Coach Blog

"I'm good." "We're going to do it ourselves." "I already have an agent."
If you call For Sale By Owners and expireds, you hear these every day. And most agents hear them as a closed door. Thank them, hang up, next number.
But here's what I've learned: a lot of the time, "no" doesn't mean "go away." It means "I don't know what I'm supposed to be asking yet."
Part One
Most homeowners sell a home only a handful of times in their entire life. They don't know what questions matter. They don't know what's changed in the market since they bought. And when someone they don't know calls, the easiest answer is "no."
That's not rejection. That's uncertainty. And uncertainty is something you can serve.
Part Two
Before you ever dial, know the questions sellers usually have, even if they never say them out loud:
Then, for each one, have a value piece you've already created that answers it. A short guide. A checklist. A net sheet. A one-page market snapshot. Something that helps them whether they ever hire you or not.
Part Three
When one of those questions comes up, and it will, you don't launch into a pitch. You say something like:
"A lot of sellers ask me about that. I actually put together something on it. Would that be helpful for you?"
If they say yes, get it right over to their inbox. Now you're not the agent who called. You're the agent who helped. And you have a natural reason to follow up: "Did that guide help? Any questions come up?"
Part Four
People need help, and they want help. Most sellers already have a game plan for reaching their goal, even if that plan is "I already have an agent." Don't argue with it. Respect it, and get curious. Ask questions until you see the full picture, then look for where you can add value, enhance their plan, or help in any way.
Part Five
When people feel heard and helped, they open up about why they're selling. A new job. A growing family. A loss. Or "just testing the market."
That motivation shapes everything: how flexible they are on price, how firm the timeline is, and what matters most to them. That's why, in my REAL First Call workbook, Reason for Selling is checkpoint four, not first. You earn it.
Part Six
Last week I called an expired listing. He told me he already had an agent and was waiting until November 1st. Most calls end right there. I got curious and kept asking questions, and I found out he's a small investor with multiple properties to sell. We made real connections, and now we have an appointment on November 1st.
If I'd stopped at the first answer, I'd have nothing.
The first no is usually just the first piece of the picture. Come ready, lead with help, and let them tell you what they need.
The REAL First Call workbook walks you through your whole first conversation with FSBO and expired sellers, checkpoint by checkpoint. It's a digital fillable PDF you can work through as many times as you need, with my Value Add Menu, a video walkthrough, and the FREE REAL First Call course in The Business Builder Challenge on Skool.
And join me for the FREE 14-Day Business Builder Challenge, starting Sunday, November 1st, so you'll finish before Thanksgiving with a brand new skill.
